Located just off Barnet High Street, we delivered a pair of two storey buildings featuring ten self-contained apartments, two of which are located in the roof space, as well as 128sq.m of Category B1 office accommodation.

The geographical challenges presented by the project were exacerbated by the logistical issues of a restricted site footprint and the proximity of neighbouring properties. Of particular concern was the delivery and siting of large construction elements which would require out of hours operations as a minimum and road closures as a last resort, and the siting of access scaffolding in the public road.

We worked closely with the residential and commercial neighbours to agree plans for these deliveries, storage and working hours operations to minimise local disruption through the project without adversely affecting the programme.

The project involves a mixture of traditional build and steel frame construction, incorporating pre-cast concrete planks and a mixture of slate pitched and CRP flat roofed areas.

Internally, there is a full fit-out with residential kitchens, bathrooms and new MEP installations to provide a tenant turn-key facility upon completion.

Externally, landscaping works provided shared garden areas, incorporating bin and cycle storage facilities.
